A share from €50,000. €95 a month covers maintenance, management, and insurance.

Compare that to €8,000–€12,000 a year renting comparable homes for two weeks. Your share sits across the whole portfolio, not just one home. As new homes are added, new co-owners join with them. More real estate, more people, but always in the same proportion. Your share never shrinks.

Real equity in properties you can return to. Every stay is in something you own, not something you’re renting again from scratch each year. And if your plans change, you can sell at market value.

Everything you might want to know

In a timeshare, you purchase the right to use a hotel room or a vacation rental locked-in for a specific period, usually without any ownership or right to participate in the appreciation of the asset. Essentially a pre-paid inflexible rental. With Azuro, you become a co-owner of actual real estate across the portfolio through a corporate entity. Enjoying the real estate flexibly across the whole portfolio while also participating in any appreciation.

You own a share in Azuro’s real estate holding company, which owns the portfolio of homes across Europe. Your share represents a proportional equity interest in the underlying homes.

When a new property is added, a fixed number of new shares are created with it — one per new co-owner. The ratio stays the same. Your ownership is never diluted.

Your share is yours to keep or sell at market value.

We do not guarantee returns, but we aim to acquire and develop homes in markets with stable long-term fundamentals and strong demand, combining value from usage and rental with exposure to long-term real estate value development. As an example, we focus on destinations like Mallorca and the Austrian Alps that support year-round demand dynamics.

You pay a fixed management fee of €95 per month. This covers maintenance for the first year and is then adjusted in line with inflation. Your maintenance fee includes local taxes, insurance, all regular maintenance, gardening including clearing of leaves and snow, cleaning of communal areas and our property management fee. Cleaning after each stay is not included and has to be paid upon booking to keep it fair to those users who spend more time during stays vs those who come more often but for shorter stays.

A share gives you access across Azuro’s portfolio of homes, and each share includes at least 14 nights per year, with the ability to use more nights depending on season and availability within the rules. At the start of each year (or when you join), you select a guaranteed peak allocation, either 7 days in peak summer or 5 days in peak winter, so you have certainty for one high-demand period. The rest of your stays are booked through a transparent points-and-rules system designed to keep allocations fair across co-owners.

We place great importance on ensuring that every Azuro co-owner can use the homes fairly and in a way that matches their preferences. We achieve this by deliberately bringing together owners from a mix of countries and backgrounds, so school holidays and travel patterns naturally differ and demand is spread rather than concentrated on the exact same weeks. At the start of each year or when you join, you choose your guaranteed peak allocation for either summer or winter, so you have certainty for the most in-demand period. Beyond that, our transparent, rules-based booking system is designed to keep access fair and balanced across owners, including weekends and other high-demand slots. Finally, the points logic is set up so shoulder and low season typically require fewer points, allowing longer stays for the same allocation – and we select locations and equip homes for genuine year-round use.

There is an initial lock-up period of one year, after which you are free to sell. You can sell your share directly, you can ask Azuro to broker a sale, and if liquidity cannot be achieved through a buyer match, there is also the option to sell an underlying property on the open market and pay out to owners who want to exit.
