Ses Rotes, Alaró

A private 13,000 m² estate with two detached heritage fincas – one restored within its original form, the other paired with a striking contemporary extension.

Both homes are being stripped back to their stone shells and rebuilt from the structure up: new beams, roofs, installations and underfloor heating throughout. The material palette is deliberately local: breathable lime-based finishes, limestone and terracotta. Set against that traditional fabric, the modern interventions are precise: high-performance climate systems, minimalist built-in joinery and stainless-steel kitchens designed for proper use.

Each house has its own private pool and approximately 500 m² of private, mature garden, with an attached 12,000 m² orchard of olive and carob trees giving the compound its quieter edge. Set on Carrer Pouador, Alaró’s elevated western edge, the homes look out towards the UNESCO-protected Tramuntana, with Palma Bay visible in the distance on clear days.

About Alaró

Twenty minutes from Palma, but a different pace entirely.

Coll d’Orient, one of Mallorca’s great cycling climbs, starts from the village, with Orient’s waterfalls and pine valleys just beyond. Castell d’Alaró and its walking trails sit directly above.
